Compare Rental Properties

 

When searching for properties please remember to compare:

 
 
 
Property Improvements – Is the property routinely updated? Has the property been maintained in good condition? Are there updates such as insulation, new windows, new doors, etc. that will significantly reduce the heating bills?
 
Property Specifics – Is the home a House, Duplex, Townhouse or Apartment? The benefits and pricing varies greatly. Is there a porch, deck, hardwood flooring, microwave, dishwasher, ceiling fans, etc.? What are room sizes and closet sizes?
 
Safety Features - Are there safety features such as exterior front/back lights, deadbolt locks, etc.?  Are there smoke and carbon monoxide detectors? Are window coverings provided such as blinds or curtains?
 
Property Location – Is the home in a good neighborhood? Is the home in a safe area? Is the home in the “party zones” of OSU? 
 
Landlords – What is the reputation of the landlord? Does the landlord have good/prompt communication? How are maintenance calls handled? Is maintenance timely?
 
Extra Rental Fees – Are there application fees?  Are there separate check fees (if the landlord accepts separate tenant checks)? Are there parking fees? Are there fees for washer/dryer?  What are rental late fees, addendum fees, additional roommate fees, etc.  
 
Rental Policies – What are the rent policies for subleasing? Assignment?
 
Monthly Rent – Is the monthly rent reasonable when you compare it to homes with 1) similar quality, features and improvements, 2) in a similar area of campus, 3) with a similar landlord, 4) with similar rental fees and 5) similar rental policies.
