How to Secure a Property

 

Scheduling/Touring the Propery - You may schedule an appointment by phone or via email to see a property.  Please attempt to have all tenants interested in living at the home present for the showing.   Talk with other roommates and have some dates and times in mind when making contact to schedule an appointment.  Please understand the need to give the current tenants notice.   Parents or others are always welcome to see a property, ensure you coodinate with their schedules when setting up showings.

 

Securing a Property - Below are 5 simple sets to secure a property once you have toured the home and made a decision.  

  1. Complete an application. An application can be obtained from the landlord in person, via e-mail or via fax. The landlord will have applications available when you tour homes.  An application for each person who will be residing in the property must be completely filled out, signed and submitted to the landlord. There are NO FEES to process applications. 
  2. Submit the security deposit in full with the applications. The deposit is equal to one month’s rent installment and can be paid by check(s) or money order(s). More than one check or money order can be submitted as long as the deposit is paid in full. The landlord will contact you, routinely within 24 hours, to verify the applications have been approved.
  3. Sign the lease agreement. The lease MUST be signed and returned to the landlrod within 3 days of application approval.  
  4. Submit a photocopy of two forms of ID to execute the lease agreement, one of which must be a driver’s license and the other can be your BUCK-ID or other form of identification.
  5. Return the signed Guarantor Forms to the landlord within 7 days of the lease signing OR pre-pay the last months rent within 7 days of the lease signing. Each tenant is required to either have a Guarantor OR pre-pay their portion of the last months rent.  Guarantors are parents, grandparents, aunts or uncles; someone who is able to be financially responsible for the terms of the lease agreement. Guarantor signatures MUST be notarized.  This process is completed via mail so you Guarantor does not need to be local.

 

 Please note that COMPASS:

  • Does not require an application fee ranging from $55 to $85 per person 
  • Does not require a the first months rent, last month rent and security deposit to enter into a lease
  • Does not require both a guarantor signature and last months rent
  • Does not require rent payments including security deposit to be in one check
  • Does not require personal checking accounts to be established for at least one year
  • Does not require all tenants to be determined prior to entering into a leasing agreement
  • Does not charge a key deposit, charge a fee for parking or charge for the washer and dryer usage 
  • Does not discriminate....based on your year in college, male/female, declared majors, etc.
